Investment Strategy

SGI's real estate unit focuses on boosting value by refurbishing, refinancing, or repositioning the properties it acquires and brokering their sale at the most opportune time.

The Unit targets both structured and direct real estate investments across the full range of property types. It acts individually or in tandem with partners. While pure real estate investment is its mainstay corporate transactions and structured finance, such as mezzanine debt investment, offers an additional line of business.

Its policy to seek real estate assets in proven locations that offer opportunities for value enhancement over the investment term. Favored acquisitions tend to offer cash flow upfront, with additional value enhancement achieved on a residual basis. SGI generally aims to acquire controlling interests in its investments and is prepared to form contractual associations with strong national or regional operating real estate companies.
